Southeast of Springfield and into the lower central part of the state is West Plains, Missouri. If where you live the waters are less than inviting, you’ll never tire of being able to see the fish, the rocks and yes, even the crawdads!

A rapidly growing city, West Plains has become the hub of the area. Over 125,000 people in the surrounding area come here for work or their daily necessities. The population is over12, 650 and of that number, over 3,000 are rural occupants. The median family income is over $30,000 and the median house value is $67,124. You can easily find a 3 bedroom, 2 bath, 2 garage home priced anywhere from $69,000 to $150,000. Property taxes are 19% of the true market value and personal property taxes 33.33% of the true market value.

Ozarks Medical Center, Air Evac Lifeteam, Armstrong Bruce Hardwood Floors and Caterpillar employ a large part of the work force. A huge part of the economic picture here is the cattle industry. Southwest Missouri University-West Plains offers higher education with an ever-growing campus and new facilities.

In the area you can find mini farms for $99,900, log cabins with a creek running by for $89,900, a farm with 38 acres and nice home starting at $129,000 up to $195,000. There is even a listing for 2,600 acres for a cool $2,860,000! Now that should about cover it!
